Tywan Anthony
Director of Property Management and Real Estate Training
Tywan Anthony is the Director of Property Management and Real Estate Training at NHSNYC, where he leads initiatives to strengthen technical expertise and support homeowners and future real estate professionals. A licensed New York State real estate broker, he holds multiple industry credentials including ARM, CPM Candidate, NYARM accreditation, RAM certification, and completion of Project REAP. A licensed NYS Real State Broker, Tywan also serves as the Brooklyn Chapter President of the Bedford Stuyvesant Real Estate Board and is an approved NYS real estate instructor. In addition, he is the Founder and Executive Director of the New York Crusaders, a nonprofit empowering athletes through sports, academics, and job training. Tywan holds a Bachelor’s degree in Political Science from Pittsburg State University.

Danielle Adornato has spent over a decade in real estate, with a strong background in residential. As licensed loan originator, she helped countless families navigate the homebuying process with confidence and clarity. Recently, she expanded her expertise into the commercial side, adding moving and logistics to her professional resume. Danielle is passionate about staying active, spending quality time with family, and giving back to her community whenever she can. Reverend Dr. Gail Frances Badger
Housing Specialist
Reverend Dr. Gail Frances Badger is an Affordable Housing Specialist with more than 45 years of experience in federal, state, and city government–assisted housing and capital improvement programs. Her career includes service at the U.S. Department of Housing and Urban Development in Fair Housing and Housing Management, and as Director of Asset Management at the NYC Housing Development Corporation. She has overseen major Section 8, 236, 202, and LowIncome Housing Tax Credit developments, and held leadership roles at large MitchellLama cooperatives including Coop City, East River Landing, and Rochdale Village. Dr. Badger holds degrees from Long Island University, New York University, and New York Theological Seminary, and has served as Dean, instructor, and trainer for the Registered in Apartment Management program since 1989.

Regional Property Manager
Marques Blakes is a regional property manager overseeing large-scale multifamily and mixed-use assets across New York City. He has a strong owner-rep mindset and deep experience in regulated and affordable housing. Marques focuses on asset performance, capital execution, risk management, bridging operations, finance, and development. His background includes managing eight-figure operating budgets, driving procurement efficiencies at scale, and supporting ownership through complex capital programs.

Sonya Rocvil is the Principal and Founder of Bedrock Real Estate Investors, which specializes in the acquisition and asset management of multifamily apartments in the United States. Sonya began her career as an auditor and later transitioned to finance at a Fortune 500 Company. Sonya has been an Adjunct Instructor for the NYU School of Professional Studies. She holds a Master of Business Administration from Baruch College Zicklin School of Business and a Bachelor of Science in Accounting from Rutgers University. She is also a graduate of Project REAP (Real Estate Associate Program). In addition, Sonya is a Certified Public Accountant (CPA), Counselor of Real Estate (CRE®) and licensed real estate agent. NHSNYC is honored to now serve as the steward of the RAM program and is committed to ensuring its continued relevance, rigor, and impact for New York City property managers!
RAM Certification provides employers and regulators with an objective, trusted measure of expertise and professionalism in apartment management. Advance your career in apartment, condominium, and cooperative housing management with the RAM Certification as it is the property management industry’s most respected credential.
The program runs twice a week in the evening for 6 weeks. Specific dates and times are specified for each cohort when enrollment opens.
The RAM course is currently taught in New York, NY at the Hippodrome building. We maintain a waitlist for those that express interest in the program. If you would like to enroll, fill out the Interest Form on the RAM page on our website. Once you complete the form, you will be added to the waitlist. When registration opens, we will send details to enroll into the next cohort. Enrollment is on a first-come first-served basis with a limit of forty seats per course. If you do not enroll or miss registration, we keep you on the waitlist and will always reach out when registration opens again.
To take a RAM course, you must complete a RAM application. The application requires you to attach documentation that proves you have some form of experience, involvement, and/or knowledge with managing property or any related field. No other coursework or materials are required for class attendees.
Currently, the course is only taught in person in New York City, NY.
If you were RAM-certified in the past, you can re-certify online now. The entire recertification process is online and does not require you to attend a course in person. If you have your old certificate and/or RAM ID with your identification number, click this link to register. Once we confirm your past certification, we will send you the application and instructions on how to submit your documents, which will be reviewed by the RAM program coordinator upon receipt.
If you are interested, but do not have your certificate, your RAM ID, or your RAM identification number, please reach out to RAM@NHSNYC.org to learn how to gain a new RAM certification.
Yes! You can still recertify for RAM online. No course attendance is required for RAM recertification. You will just need your RAM identification number to prove your past certification. Click this link to recertify online today! Once we confirm your past certification, we will send you the application and instructions on how to submit your documents, which will be reviewed by the RAM program coordinator.
If you are interested in re-certifying for RAM, but do not have your certificate, your RAM ID, or your RAM identification number, we may not be able to provide you with a certification unless you are able to attend a course in New York City.
Once you have paid the non-refundable $650 course fee, completed the RAM application, receive approval, and have a 75% attendance rate for the 6-week course, you will receive 22.5 hours of continuing education credits, a certificate of completion, a new RAM ID card, and the RAM designation to add at the end of your name: Jane Doe, Esq., RAM
The RAM certificate and RAM ID card will be emailed to you. You may request physical copies by emailing RAM@NHSNYC.org for a $20 fee.
RAM Refund Policy
Initial Application
The $650 fee is non-refundable except in the event of extenuating circumstances, such as sudden chronic illness, loss of a loved one, relocation, or child rearing priorities.
Recertification
The $150 reapplication fee is non-refundable.
Recertification is due every year and the renewal fee is $150. You may recertify online here.
You will be invited by NHSNYC to exclusive networking events for RAM members, once details are available.
We are happy to mail you a physical replacement card for a $15 fee. Please reach out to us at RAM@NHSNYC.org to request a replacement card. If you only need a virtual copy, we will email one upon request.
If you paid for a physical copy, please email RAM@nhsnyc.org for the tracking information related to the card you ordered. If you ordered your card less than a week ago, please allow 3-5 business days for us to mail the new card and send tracking information. If the card was mailed and the tracking information states it was delivered or if it was lost in transit, we will send a new card free of charge.
If you never ordered a card, you may order one for a $20 fee by emailing RAM@NHSNYC.org. After we receive your payment, your card will be mailed in 3-5 business days. Once we have mailed the card, you will receive a confirmation email with tracking information.
The RAM course is held across eleven classes over 6 weeks. You must attend at least nine classes to earn the designation. If you are absent more than twice, you will be at risk of not obtaining the designation or certification.

If you are interested in teaching a RAM course, you must first apply to teach our Principles of Property Management (PPM) course and have a submitted a teaching application to the New York Department of State and received approval. PPM is a pre-requisite to the RAM material, and you must go through a vetting and application process prior to instructing any NHSNYC courses. The PPM course is held two evenings a week for 3 weeks. Yes, this course counts towards 22.5 hours of continuing education credits approved by New York State.
NHSNYC does not offer job support or guaranteed job placement or other work opportunities. We offer education programming along with other services that support homeowners, homebuyers, and tenants. Our courses can only guarantee certifications and/or designations.
RAM is an intensive 6-week course intended for those expecting to enter the property management and real estate industry. You can still apply to be in the RAM program, but please keep in mind there is a high standard for the intended commitment and engagement. The $650 fee for the program is non-refundable, except in extenuating circumstances.
If you are a landlord or new to property management, please look at our upcoming events, as we offer virtual landlord trainings every month. We also recommend taking our Principles of Property Management (PPM) Course to learn the essential knowledge and practical skills for managing residential, commercial, and mixed-use properties. This course is a great pre-requisite to the RAM program. To learn more about the PPM course, please reach out to PM@NHSNYC.org.
We may be able to find your RAM identification number if you are able to provide personal information from around the time you were certified, such as location, full name, and/or an email address. If we are unable to verify your identity and/or you have not been associated with the industry in recent years, it is likely you will need to re-apply for RAM and take the course. Other continuing education may be required, depending on your experience. If you would like us to find your RAM ID or if you are unsure if you qualify to recertify, please contact us at RAM@NHSNYC.org.
